Vancouver & East Clark County Big Development Projects (2026)

Vancouver & East Clark County Big Development Projects (2026)

Vancouver and East Clark County are in a long-term growth cycle, with about 10,000 residents per year expected to move into the county over the next 20 years.

Four mega projects will shape our community for housing, retail, commercial, and community space:

For locals, home buyers, and anyone thinking about moving here, this means:

  • More jobs and employers

  • New parks and public spaces

  • Heavier traffic in some spots, better roads in others

  • New housing options at many price points

  • A stronger riverfront lifestyle across the county

Camas / Washougal Waterfront (Hyas Point)

Hyas Point is the next big milestone for East County on the river. For Camas and Washougal, it is like a smaller, local version of the Vancouver Waterfront.

Hyas Point Overview

Hyas Point is on the waterfront in between downtown Camas and Washougal, along the Columbia River

  • Next to the Port of Camas Washougal waterfront

  • Joint project by RKm Development and the Port of Camas Washougal

  • More than 15 years of planning and public process

  • Designed as a small, walkable river village

  • Similar feel to the Vancouver Waterfront, but:

  • Smaller footprint

  • More local

  • Easier access for East County residents

For Camas, Washougal, and east Vancouver, Hyas Point will be the closest full riverfront destination.

Construction, Timeline, and What Is Coming by 2027

Construction is active- Cranes went up in mid-2025, and phase one is going vertical.

Planned openings around summer 2027:

  • 4 main buildings in phase one

  • About 276 housing units

  • About 55,000 sq ft of retail

  • About 12,500 sq ft of office

Street layout and traffic:

  • Main street style road toward the river

  • Traffic circle at the end of the main street, similar to the Vancouver Waterfront

  • The street feels similar to Columbia Way at the Vancouver Waterfront:

    • Wide sidewalks

    • Ground floor storefronts

    • Housing above

By 2027, people should be able to live, eat, shop, and hang out at Hyas Point.

How Hyas Point Could Change East County

Hayas Point will change how East County uses the river and where people want to live.

Lifestyle shifts:

  • More restaurants and cafes on the water

  • Shorter drives for a night out for Camas and Washougal

  • Easy river walks without going to downtown Vancouver

Real estate impact:

  • Higher demand for homes in:

    • Downtown Camas

    • Washougal areas near the river

    • East Vancouver for buyers who want a quieter waterfront

  • Likely upward price pressure once phase one opens (2027–2028)

  • More interest in new homes near SR-14 in East County

Who will like Hyas Point:

  • People who want walkability without downtown Vancouver traffic

  • Remote workers who want coffee walks and river views

  • Empty nesters who want a small town riverfront feel

East Vancouver & West Camas 192nd Corridor Growth

These two projects are reshaping East Vancouver in different ways:

  • Columbia Palisades: hilltop mix of homes, clinics, and retail

  • Vancouver Innovation Center (VIC): jobs and tech hub with park space and future housing

Both sit near strong schools, shopping, and freeway access.

Columbia Palisades: Hilltop Homes, Healthcare, and Retail

Columbia Palisades overlooks SR-14 near SE 192nd, just above the river and close to the 192nd interchange.

What is planned and visible:

  • Condos and apartments

  • High-end single-family homes

  • Office space and medical clinics

  • Retail and food tenants

Key pieces to watch:

  • The Ledges at Palisades

    • Mid-rise project by Kirkland Development

    • Framed for years with no clear finish date

    • Likely slowed by funding and legal issues

  • The Alyster Apartments

    • By Romano Capital

    • About 102 units, around $45M project cost

    • Target to break ground by late 2025 or early 2026

    • About a 2-year build, should be leasing up by spring 2028

  • Second Vancouver Clinic building

    • Under construction south of the current clinic

    • Likely another 2-story medical building

    • Adds more care and medical jobs

  • The Vantage

    • Four angular commercial buildings with big windows

    • Interior spaces are currently being built out

    • Expected tenants: Starbucks, Chipotle, yoga studio, beauty collective, Quarry Public House, and others

    • Openings likely around mid-2026

  • For sale: homes and lots

    • Viewrest Terrace and Ascension Drive have custom homes and view lots

    • Recent C. Thompson listings in the $2M+ range

    • Bare lots roughly $650k to $950k

For buyers, Columbia Palisades offers:

  • River and city views

  • New homes

  • Walkable clinics and retail

  • Fast access to SR-14 and I-205

Vancouver Innovation Center (VIC)

VIC sits between SE 164th and SE 192nd in Fisher’s Landing, on the former HP tech campus.

It is becoming a mixed-use innovation district with offices, a school, a public park, and high-density housing.

Key updates:

  • Light industrial space leased by:

    • Electronics firms

    • Semiconductor-related companies

    • Vancouver Clinic satellite offices

  • The city of Vancouver bought the northeast section for a public park

  • Long-term plan for:

    • A walking loop around the campus

    • Preserving many large evergreen trees

  • Dirt work on the north and west sides, including:

    • A new apartment building set to go vertical next year

    • Road upgrades for future phases

  • Planned traffic circle at SE 176th Ave and SE 29th Street:

    • City used eminent domain with the Town Center HOA

    • The goal is to handle heavier traffic as VIC builds out

What this means for locals:

  • More nearby jobs in tech and health

  • Better park access in Fisher’s Landing

  • More traffic, but with roads designed for it

For renters and buyers, VIC will add housing choices around a major job center, similar to a small campus town.

Vancouver Waterfront: Terminal 1, New Apartments, and What’s Next

Most people in Vancouver know the waterfront: restaurants, wine, patios, and community activities.

What many do not see is how much is left to build. Several blocks are open or underused, and the full buildout will run into the 2030s.

Terminal 1: ZoomInfo Headquarters and New Gateway to the River

Terminal 1 is on the east side of the waterfront, next to the I-5 Bridge.

Key points:

  • Large black Port of Vancouver building with a modern look

  • ZoomInfo moved its headquarters from downtown

  • ZoomInfo takes up about half of the building

  • The rest will be filled with other office tenants

  • A large public parking garage sits behind:

    • Great for workers

    • Helpful but not perfect for visitors, not super user-friendly

  • The front of Terminal 1 includes:

    • Wide stairs

    • Planters and landscaping

    • A small plaza-style hangout area

This space now acts as a main entry to the river for workers and walkers coming from downtown.

New Apartments, Retail, and Long-Term Timeline

West of the AC Hotel, blocks 1 and 2 are active.

Current work:

  • Both blocks are apartments over ground-floor retail

  • Back block is framed, with windows and Tyvek wrap in place

  • Likely delivery late 2026, with move-ins soon after

  • Ground floor spaces will add more shops, food, and services

Long term:

  • Several blocks farther west are still for sale or have not been built

  • Builders will fill these in phases, not all at once

  • Expect at least another 10 years before full buildout

What this means for residents and investors:

  • More housing in a walkable riverfront district

  • More restaurants, tasting rooms, and shops

  • More visitors from Portland and beyond

The waterfront will keep changing and evolving every year!

What To Watch Next in Vancouver & East Clark County

Key takeaways:

  • East County gets its own riverfront at Hyas Point by roughly 2027–2028

  • Columbia Palisades and VIC add jobs, medical care, and higher-end housing in East Vancouver

  • Vancouver Waterfront is a long project, with Terminal 1 and new blocks already improving the downtown atmosphere

How to prepare:

  • Watch traffic changes on SR-14, 164th, 192nd, and near the waterfront

  • Track values near these sites if you own or want to buy

  • Look for new rental and for-sale options as each phase opens
